Phase 01

Preconstruction

Budget validation from schematic drawings, constructability review, and early trade pricing — typically inside 10 business days.

Phase 02

Contract lock

GMP or hard-bid contract with a resource-loaded baseline schedule. Our last 40 negotiated jobs closed within 2.1% of the number.

Phase 03

Construction

Weekly OAC meetings, three-week look-ahead schedules, and cost reports the owner sees the same day we do.

Phase 04

Closeout & warranty

As-builts, attic stock, and O&M manuals at substantial completion — then an 11-month warranty walk before your coverage year ends.
